In buying a home (house and lot or condo), do you also consider the current dwellers from the area (your would- be neighbors)? Why? Is this even necessary?

If purchased is a house and lot, since you have the power and full authority of its location, your neighbors  would actually consist of your family and relatives as well. In subdivisions though, the issue isn't that significantly a problem since the atmosphere is just the same as that with a house and lot.

As for condominiums, where only walls seclude your homes, consideration is rather needed. However, this has restrictions, except for pre- sold condominiums.

For example, I am a buyer of a unit in The Amaryllis (a project set to stand along E. Rodriguez Avenue, MLA) and I happen to love to stay on the 16th floor due to the breathtaking view. Then, a classmate of mine decided to also buy a unit on the same floor as mine so we could converse every morning, or visit each other. This is possible, but discussions will be made and addressed to the developer.

Siguro, ang maaring i- disclose lang ng agent regarding the matter ay ang primary target market ng isang condo, maaaring upgraders na cocooners o harmony seekers iyon. Pero ang behavior ng magiging kapitbahay ay labas na sa job function ng isang agent. Subject to privacy na iyon for his part and discovery in your part naman. Observation ang mangyayari.

Matagal po ba ang discussion/ arrangement process if ever nag- request ka regarding sa room placement mo? Moving on, I've recently known about The Amaryllis over the Internet, and it is a good project, and I love that it is a resort- inspired development. I'm sure, marami ang mai- encouraged to invest in The Amaryllis.

Tama ka MotherTouch! Sa tingin ko hindi idi-disclose ng agent ang data tungkol sa ibang dwellers. Ang pag-disclose ng ganoong information ay labag sa privacy ng mga residents.

if this is the case, paano mo malalaman kung ok nga sa tumira sa neighborhood kung di mo kilala mga nakatira doon?

One factor to consider din is if we want to be neighbors with certain people. Like kunyari yung nangyari kay Ethel Booba noon na nagkaroon ng fire alarm at nagtatangka palang sunugin ang condo na tinutuluyan kasi nag away sila ng kanyang BF or anything with psychological disorder. dba?  how would we, as paying customer/dweller, know if it's worth the risk na makatira din sa condo kunyari ng isang known celebrity? d po ba dinidisclose din sya?

In the first place, kahit i-disclose man lahat 'yun, you wouldn't be able to attend to each of the home owner's identity as well as with their behavior. Isa pa, if you were in the situation, would you want to be examined by other people. That would mean an insult. Siguro, ang magandang gawin siguro dito, ay higpitan ang security at safety, lalo na 'yung mga access at main points.

Tama ka. Pero gaya nga ng sinabi ni NeoGemini, nakakamanghang isipin na sa komunidad ng halos libong nakatira sa iisang vicinity ay mayroong harmony at katahimikan. Paano nagagampanan ng developer na gawing maayos ang kanilang sistema? Gaya na lamang sa Cypress Towers, DMCI Homes development, na tinutuluyan ko, alam ng mga receptionists kung sino ang hindi nakatira sa building. Nakabibilib pero marahil ay sinaulo nila lahat ng mga basic info nitong mga tenants na ito.

Tanong ko rin po 'yan. Kasi dito sa condo development namin, alternate ang dalawang receptionist namin, isa sa umaga at isa naman sa gabi. Sa tingin ko, umuuwi sila pero sa maintenance and guards, baka may quarters sila. I've heard na sa DMCI Homes daw, may sarili silang stay- in na unit siguro para sa kanila.

Practical but unnecessary. Yes, but it does not mean na manghihimasok ka. People have differences so basically, 'di maa-avoid if ever there will be clashes. But the good thing is this kind of community offers social facilities kung saan nakakapag-share ng common ideas at activities ang mga tao, thus creating good relationships with others. Just like when I avail a unit in Zinnia Towers, 'di pa 'yan totally finish pero I met a lot of people sa process.

Ask ko lang po, lahat kaya ng DMCI Homes developments ay nagko- conduct din ng mga meetings na ganiyan? Kasi maganda pong acitvity ito, kung saan, naa- address ng mga tenants ang kanilang hinain. 'Di lang 'yun, nagkakaroon ng isang boses ang mga tao, kaya nagkakaroon ng tinatawag na komunidad.

Talaga meron bang ganitong nangyayari sa DMCI? Condo rin ba ang tinitirahan nila or sa ibang place? Kung sa condo, sosyal yung mga empleyado nila! Haha.
