hindi pwede nasa batas yan they can't even own a corporation of their own.

hindi pwede nasa batas yan they can't even own a corporation of their own.

Corporation di talaga pwede pero pwede naman ang real estate kung personal use at hindi for rental purposes. Ang dami ko na kaya nakikitang foreigners na pumapasok labas sa mga condo!

If im not mistaken pwede din makabili ang Foreigner... pero around 40% lang ata... majority of the share dapat pinoy.. kaya nga maraming nag aasawa na mga dayuhan sa mga pinay e..

40% lang? E bat ang daming naka-condo na foreigner di naman lahat may asawa?

Republic Act 4726 or the Condominium Act allows foreigners to purchase a condo unit. Nabasa ko lang sa DMCI communites: Check it here.

Alam ko may ratio lang ang pwede i offer na condo sa mga foreigners. Hindi ba ganun yun?

Hindi ba ang pinag uusapan dito is yung mismong real estate property or yung lupa lang? or pati yung mismo ng condo unit na room per room ang basis?

Tama ba ang understanding ko,...... Since a condo sits on a land - owned by a certain corporation or company then by all means it's 100% owned by that corporation which probably is a 100% fully filipino owned. so in effect pwede nga na puro foreigners ang tumira sa condo ? Kahit lahat pa sila tutal naman yung real estate is sa pinoy e? Ganun ba yun? Please correct me if am wrong.

Well, we're not sure exactly since TS mentioned "Philippine Real Estate" lang and wala sya na-mention what type of property exactly.

If condo na property ang ibig nyang sabihin, then okay nga lang na mag-rent or bumili ng unit ang foreigner pero kung bahay or lupa ang pinag-uusapan 40 % lang andg kanya and dapat the other 60% is owned by a filipino
