Ano ano ba kadalasan ang mistakes ng buyer like for instance balak na nila bumili ng property? Anyone would like to share?  Para sana maiwasan na yung mistakes at maging ok at less hassle.

Pag sa condo pwede sigurong di nila naexpect na di pala ok yung location, either masyadong malayo or nalaman nila na binabaha or some other things na unexpected.

May mga buyer naman minsen e nabibigla sila kapag mag move-in na sila sa unit nila. Dahil marami pa pala silang babayaran kagaya ng move-in fee, association dues, water & electrical deposit at marami pang iba.

pwede siguro natin sabihin din yung pagpili ng developer... dahil naging bangungot sa kanila ang pagkabili nila ng kanilang bahay at lote. Wala ang mga ameneties na kanilang ipinangako kahit ang perimeter fence ay hindi nila nagawa at ang guard house wala.

siguro nag resign na yung agent na lumipat na sa ibang company. inshort yung pangako na ibibigay nila yung amenities tapos wala naman pala..

yep bukod nga sa developer, Nagkamali din sa pagpili ng agent ang buyer, the main job kasi ng agent hindi lang nagbebenta, he acts as the adviser, consultant and a helper to the client. Ako nga mismo ang nagsasabi sa buyer about the disadvantages ng property na bibilhin nila.

most common mistakes is believing on the marketing ads and not on the credentials and integrity of the developer.  Don't buy in to promises!  Rely on proofs of past developments and check the buyers testimonials on their past projects and verify the brochure visavis the actual project.

Here are some pointers to consider:

1. Lack of planning. This is one of the biggest mistakes a first time home buyer will do, having lack of planning. If you want to buy your own house and having no enough and proper planning for sure that you will fail. You need to have a concrete plans on the necessary things that you need to consider as you buy your own property. You need to have enough knowledge on the things that you need to consider and things to expect when buying a house.

2. Having no knowledge on what you can buy. There are first time home buyers who are just buying property without having enough knowledge on important things such as the location of the place, the price, the security and safety, and as well as the necessary documents needed in buying homes. That is why there are a lot of first time home buyers who having a lot of regrets at the end of their transaction, after they have signed the documents, paid the house and move in. First time home buyers should know that choosing the best house needs a lot of things to consider and enough time to find the best home that they truly deserve.

3.Moving in without proper inspection. This is really a big mistake that a first time home buyer can do, moving in without proper and enough time to inspect in the house that you purchased. Home inspection will give a big help in knowing the needed things to improve in a property and if you will not get a home inspection or you did not inspect the house on your own for sure that you will encounter a lot of hassles and problems as you decide to move in to the place. This mistake can be avoided if you will give enough time to inspect the house and get the service of a home inspector even before you give your money to the seller and move in to your dream house.

4. Signing contracts without reading them. Anybody can do this mistakes that may lead to big problems especially if you will not understand the terms and conditions that are stated in the contract. Signing without reading any contracts or legal documents will give you a chance to have unexpected bad results. It is best if you will give time to read over night the contracts that you need to sign and make sure that you understand all the things written there so that you don’t have to be surprise on its possible results.


Again magbasa at aralin mabuti ang kontrata bago pirmahan. May mga ilang kakilala ako na nabitag sa patibong ng ilang mga real estate agent kaya ayun feeling nila nadaya sila.

For me, these are the most common mistakes people commit when acquiring a real estate property (house and lot or condominium):

1. Misunderstanding the real estate agent's role, or worst, not hiring one.
2. Falling in love, and letting the seller know isn't advisable. He could hold the property out for a higher price, thus, killing your chances.
3. Not doing proper research and preparation. Look for the best real estate developer in your country/ state, and invest in them. Example: DMCI Homes in the Philippines. Also, understand your finances and needs.
4. Not getting two important contingency clauses in the contract - a mortgage financing contingency and a professional inspection contingency.
5. Buying a house that is tough to resell.

Thanks for sharing these info with us....

am actually looking for one myself... but still torn between buying a condo or a house and lot...  kelangan ko pa talaga ng maraming exposure at maraming nakakausap regarding these items.

i have one question though.... especially to @joseph, what do you mean po by contingency clauses in the contract? Like what you mentioned ... a mortgage financing contingency and a professional inspection contingency? Are there some issues pertaining to the contract or agreement? I would presume that this may have something to do with condominiums right?

Siguro common na 'yung indecisiveness ng mga buyers, 'yung tipoong dahil excited silang bumili ay sige nang sige sa mga desisyon na ginagawa nila. They don't even look for other options. Ito ang mahirap kapag wala kang knowledge pagdating sa real estate, kaya kailangan talaga mag- gain ng awareness. Biggest mistake na rin siguro 'yung pag- acquire ng property sa 'di trusted na developer.

Tama ka dyan @aenelsantos iba iba din kasi ang gusto ng buyer... for single gusto nila condo.. for family man gusto nila bahay at lupa pero meron din naman condo din gusto kasi sa budget nga nila..

Biggest mistake would be not having a full understanding of the process. It's like buying a car without even testing it. My point is a home buyer should make time for studying and researching about real estate property acquisition. You can always ask an agent if in doubt. As simple as that. All I did when I purchased my unit in Zinnia Towers, DMCI Homes is study about it, ask people about this developement, and hire an agent to help me out.

question po... pag bumili ka ba ng condo property meron bang parang trial period or tipong parang warranty period? parang product pwede mo iwithdraw within 7 days pag sa SM nasira sya .. sa condo ba ganun din ? Pag ganun pwede rin bawiin yung perang binayad mo?

Isa na riyan ang hindi pag-hire ng agent. Malaking kontribusyon ang maibibigay ng isang agent sa tagumpay ng desisyon natin. Gaya ko 'nung bumili ako ng unit sa The Amaryllis sa may QC. Nag- hire ako ng agent ko para tulungan ako sa proseso.
