Good question, siguro you need to consider the place or market value sa place/location kasi eto talaga ang mag weweigh when it comes to cost.  Magiging reasonable lang siguro when you practically evalute it yourself kung ano ang gagawin mo sa place na iyon, say for instance itatayo mo ng business or papagawa ka bahay or condo.. it's kind of subjective din actually.

May mga provided calculators over the net to know about this, even measuring your property's worth/ value. But if I were you, consult an agent, or might as well, hire one, 'yung licensed. This is what I have done when I acquired 2 units in Zinnia Towers, sabi kasi nila na mas malaki ang cuts, so I made sure kung malaki nga kaysa sa ibang developments around Quezoin City.

Tama si Aenel! Ang makakasagot lang kung ang price/sqm is reasonable or not ay isang licensed property agent. Yung ibang online calculators kasi medyo inaccurate eh.

i must agree with @ marygrace. wag masyado magrely with the online calculators that you see around kasi aside from hindi updated, they have different formula base. mas maganda yung dito sa atin... siguro maganda itanong nalang sa mga real estate developers or pwede din magtanong sa barangay or district/municipality kung magkano per sqm around the area, i think meron silang memorandum or prices/rates sa mga ganyan.

Question po. How about sales agent, would they know? Yung mga property agents na nagdidistribute ng mga pamphlets or brochures sa mga malls? Ok ba sila tanungin  or hindi din sila reliable sources?

May friend ako na agent and nag didistribute din sila ng pamphelts every once in a while so I think na pwede mo sila tanungin.

Oo tama mas mabuti ng sa agent ka na mismo mag tanong kasi sila ang nakakaalam nya kesa naman sa online which mostly rough ideas lang, di palaging tama.

Kung may number ka ng agent okay lang na tawagan or itext mo sya. Yes, pwede nga mag-search kaya nga lang yung concern ko is baka hindi accurate diba?

Oo naman. Sa tingin ko yung mga friends and close relatives pa din yung best na pagtanungan about jan dahil sigurado ka na honest ang sagot

may alam  ba kayong website na malalaman mo pricing per area? or per city? sana naaccess na sya openly para di na kelangan pumunta sa local municipality para lang mag inquire ng details about this.
