Certainly yes. A home (either a house and lot or condo) inspection is an accepted part of the home-buying process nowadays; in some cases, you may not be able to get a mortgage without a home inspection being conducted.

A bad home inspector, however, could potentially cause more headaches for buyers and sellers, but if you do a little work beforehand, you should get a great deal of information about the house you're buying.

To get the most out of your home inspection, make sure you're dealing with a professional home inspector.

I believe that few real estate developers in the Philippines practice this scheme in their developments. One of which is DMCI Homes that ensures worry- free living.

question po... bakit po kinakailangan magpa home inspector? Saan po ba applicable yung ganitong setup? sa condo lang ba? or kahit kunyari gusto mo magbenta ng a house and lot?

Higher percentage of condo sellers are now hiring home inspectors before getting their property listed. Inspected homes have been proven to sell faster than houses that are not inspected. And whenever defects were found, the seller can fix it ahead of time.

In fact, we are hiring a home inspector biannually to inspect our condo unit in The Amaryllis. A consistent inspection can fully trace minor defects before they turn into expensive repairs.

These are for both buyers and sellers. Ginagawa ang process na ito to ensure na ang ibebenta o iri- rent na property (house and lot or condominium) ay walang sira, at ang bibilhing property ay napanatili sa ayos na ito. Kailangan ng home inspector upang masusing matingnan angn mga bagay na kailangang mapagtuunan ng pansin. Tulad ko, 'nung ibinenta sa'kin ang isang unit sa Cypress Towers (DMCI Homes) ng dating may- ari nito, nag- hire ako ng inspector.

i see. thanks josephv... i just want to follow up po... magkano usually ang chinacharge ng mga ganyan? tsaka saan ba nakakahanap ng mga taong magpapainspect? dba usually recommended yun ng developer? or there are freelance people who also do such tasks?

Mas maganda ang mga freelance home inspectors. Kasi baka maging bias ang report ng home inspector na recommended ng developer.

Yes. Pero may pros and cons 'yan. Advisable ito lalo na kapag nag- u- undergo ang property mo ng home management. Mainam itong gawin ng mga property sellers, para ma- ensure nila ang kakayahan nitong bumenta.

Yes. A home inspector will determine if there are things needed to be repaired/ modified in a homes. For sellers, it is a good requirement to have this job done in order to sell.

Plus, isa rin itong malaking assurance sa mga home buyers na ang bibilhin nilang property ay nasa maayos na kalagayan. Pero hindi ba magiging bias yung home inspector kapag ito ay galing sa seller?

come to think of it, hmmm... tingn ko nga din @marygracedatuin. oo nga. baka mamaya may 'insider' na nangyayari sa ganyan.. yung mga under the table. baka nga posible yan mangyari? dba?
