Bukod sa presyo ng condo, ano pa bang ibang binabayaran na fees bukod sa Home Owner's Association dues? Ano ba ang sakop ng HOA?

Bukod sa presyo ng condo, ano pa bang ibang binabayaran na fees bukod sa Home Ownser's Association dues? Ano ba ang sakop ng HOA?

Yung mga sakop ng HOA is depende sa property developer, I can give you info about DMCI Hoa.


Why do I have to pay for Association Dues?
The Association Dues are an assessment of the community’s regular operational expenses based on the operating budget and projected expenditures for the year. It is collected monthly and comprises your share of condominium expenses including but not limited to the following:

-Operational expenses of the Condominium Corporation
-Utility expenses for the common areas such as water and electricity
-Garbage collection fees
-Minor repair and maintenance of common areas, facilities, amenities and machineries
-Office expenses of the Property Management Office
-Permits and license fees paid to the government such as sanitary permits and fire • safety inspection certificate, among others.
-Salaries and wages of employees of the Condominium Corporation (Property • Manager, Property Management Staff, Security Personnel, Maintenance Staff, etc.)
-Pest control services in common areas•

Non-payment of association dues may result to account delinquency. Once this happens, the Condominium Corporation shall have the right to cut-off or deny basic utilities as well as use of amenities and common areas for the defaulting unit and/or homeowner.



What are Special Assessments and their coverage?
Special assessment fees are collected to cover additional expenses that Condominium Corporation deems important for the improvement and protection of the community. These include but are not limited to:
Insurance Expenses:1. Expenses covering the insurance of the buildings, amenities and common areas of the project in case of risks and natural calamities such as fire, flood and earthquake.
The insurance coverage initiated by the Condominium Corporation through the Property Management Office (PMO) covers the structure (building) and the facilities and equipment included therein.
For buyers who have their units financed via bank loan, or owners who use their units as collateral for credit, financing or mortgage purposes, an endorsement letter or certification from the insurer of the property may be requested through the PMO.
Unit owners/residents are responsible for insuring their personal belongings—that is, furniture, fixtures, equipment appliances, personal effects and everything inside the unit.

According dun sa nabasa ko sa DMCI website, ito yung mga ibang babayaran.

- Association Dues
- A one-time Membership Fee
- Insurance Premium for the unit
- The buyer’s share of the Insurance Premium for common areas and facilities
- Real Property Tax
- Other assessments deemed necessary by the Board of the Condominium such as repairs

Bale magkano pa aabutin yan lahat lahat? Hiwala pa ba yan sa bayad sa condo mismo?

Yan ang pangit pag condo... yung mga added fees na ganyan na minsan wala sa contract.

Yan ang pangit pag condo... yung mga added fees na ganyan na minsan wala sa contract.

Nakakainis pa pati pag naka-sign ka na ng contract at malalaman mo na lang na may ganto ganyan pa pala na dapat bayaran

Pag ba nag rent ka ng condo kasama ang association dues sa binabayaran? Or depende sa landlord yun?


Kasama na yun sa monthly rent, meron namang iba na one time payment na good for one year.

Siguro pag nagrent ka na hindi direct sa developer baka dun mag-differ :)

According sa nabasa ko you need to know din about taxes..

Like any other property owner, the condominium unit owner's must pay real property taxes. For tax purposes, each unit and its associated percentage of the undivided interest in the common areas is deemed a parcel and is individually assessed and taxed. The common areas are not separately assessed or taxed, and each unit owner is liable only for the taxes on his or her parcel.

Guys diba meron ding Real Estate Tax, Common Real Estate Tax, at building insurance fee? Puro annual yan. Bale ang babayaran lahat bukod sa ammortization

HOA - monthly
Real Estate Tax for Unit/Parking - annual
Common Real Estate Tax - annual
Building Insurance - annual
Utility Bills

question po related dyan.... ano ang price range ng mga yan? at pano po ang computation? Am currently assessing kung kakayanin ng current salary ko yung long term plan/move ko na magkacondo kasi e... can you guys share how much kahit ballpark figure lang kung magkano aabutin nyan?

Here is a sample from a unit by DMCI sa Acacia Estates

Unit = 2.8 milyon with parking (year 2007 pa)
HOA - monthly =
Real Estate Tax for Unit/Parking  (annual) = 12k
Common Real Estate Tax (annual)= 5k
Building Insurance (annual) = 3k
Utility Bills = depende na inyo
