Which would you prefer? House and Lot or Condominium?
« on: May 20, 2012, 03:45:12 PM »
By Evelyn L. Aguinaldo / Author / Investor / Cyber Real Estate Property Seller

The affordability of condominium units came in the wake of the most recent economic crisis, which is one of the reasons why many homeowners include this type of housing among their home-buying choices.

Even top-knots celebrities are opting condominium unit as their home nowadays. Kris Aquino’s, kris TV episode about her new condominium home is an eye opener in condo living for new generations of Filipino families. Though her condo unit is exceptionally big and employed top-notched interior decorators to reflex her new image, one can simulate the way she organized things in the most fashionable way.

Most condo buildings are located in the heart of the city, tle like of First Homes makati, and are often in close proximity to office buildings and other establishments offering high-paying jobs. As city dwellers, less time and gas money is spent in going to work; if the use of a car is necessary, there are fewer repairs and maintenance expenses incurred.

Condominium developments include classy facilities like state of the art fitness and gym centers, spas, beauty salons and barber shops, movie houses to some, fine dining or eat-in kitchens, and small boutique shops. The availability of these conveniences makes condominium living a comfortable option.

Condo living dispenses with the hassles of looking for somebody to fix something in your house. All you need to do is inform the concierge or building manager who takes care of housekeeping or maintenance problems, and he’ll get in touch with the building’s own pool of handymen.

Life in a condo is like somebody is always looking after your well being, by making sure you are satisfied with your living conditions. Of course, condo staff knows your money’s worth and make you feel like royalty. This alone suffices the monthly condominium association fees collected by the building administrator.

“To keep this in perspective, one developer claimed that condo acquisition and rental is the latest trend among OFWs investors”, either as their home while vacationing in the Philippines or rent-it-out in order to have a source of passive income even while still working abroad. If you are new in this business venture, you have nothing to worry-about ‘coz most condo building has their own property management team to look-after your investments.

But before considering buying real property, it is recommended to weight-in all the pros &cons yourself and to seek advice from a Real Estate Property consultant / unit owner on the target investment to help you in your decision making.

If you would ask me, i still prefer house and lot...anytime na lumabas ako sa pamamahay ko tanaw ko na agad ang kalsada at mga kapit-bahay. I always have a choice para magtanim ng mga halaman at pagandahin pa ang paligid at harapan ng bahay ko. It gives me freedom to do whatever i want to do with my house and lot. Pag condo kasi limited lang.

i would prefer getting  house and lot kasi pag nagkalindol, delikado yung mga nataas ng building pati condo. posibleng gumuho. pagnagkaganun sayang ang investment mo

masyado kasing mahal ang house and lot ngayon e.. Mas maganda ang house and lot...pero sa budget ng mga tao ngayon condo lang ang nabibili nila. dapat maghanap sila ng contractor na puwede magtayo ng house and lot nila na pareho ng presyo ng isang condo.

based from my observation, condo for busy and young people pero ang house and lot for retirement age na.... kung pamilyadong tao mas ok sana ang house and lot kasi makakagalaw sila unlike sa condo parang maliit.

MasTama ka businessmanph, house and lot is no longer affordable i might consider condo as my second thought, buying a property is not an easy commitment,a lot of different factors to consider, the area and neighbourhood, the house itself and most important your today and tommorows financial capability of repaying it not unless you can afford to purchased it on cash basis.and what happen next if you suddenly lost your job or you run out of business,re-selling it cost you less.

para sa akin mas mahalaga ang safety kaysa sa lifestyle so intend to to invest in house and lot not condominium. Consider this po, philippines is located in pacific ring of fire, highway ng mga storm, rampant crime. at higit sa lahat malalakas na earthquake. Dba?

Condominium value will always fall down, while the price of house and lot will always go up. Think 100 times before buying condominium. It is only good for investment aka buy and sell.

i guess it depends on your lifestyle and your priorities. In my active lifestyle, and my work is in CBD, I must say getting a condo unit is advisable. It saves you the travel time (instead of being on the road, you can gain more hours of rest), and fare.

personally, would still prefer a house and lot. but for those who work in a CBD and have an active lifestyle like you, getting a condo is a logical and practical choice.

in my case, i work in the makati CBD, and there are several condos just meters away from our office building. however, i do not like the feeling of lving in such a confined space like a condo. thus, even if i have to travel daily, i would still like to come home to my own house and lot, even a townhouse would do!
